Collecting, analyzing and organizing information
Before even meeting with the buyers, our team collects and analyzes all of the current plans (sales, architecture, mechanical and electrical) to ensure there are no major discrepancies between the plans approved by the buyers and the work that is underway. If needed, our designers assist the developer in adjusting any plans before moving on to the selling stage. The designs and woodwork drawings are then coordinated for the kitchen and bathroom.
Next, in keeping with the latest design trends, the Clairoux team works with the developer to compile a list of inclusions and extras, to prepare price lists and to select the best suppliers. Lastly, Clairoux validates product availability, brings together all of the information and shapes it into a presentation for the buyers.
This step leads to the creation of a project schedule that includes a project description, all the necessary project information, as well as an interactive sheet for client meetings. The schedule is used by the builder to issue tenders for the finishing products of the condo interiors. The interactive sheet, organized by trade and displayed on site, is used to inform contractors of the choices of the buyers and to provide them with the information they need to perform their work.
The final step in preparing for the arrival of the buyer is to create a meeting space featuring project samples. Buyers can thus see and manipulate the different finishes, and designers can help them design their condo.
Preparing to meet the buyers
Clairoux reviews the file of each buyer to identify inclusions and any contract amendments. Becoming aware of such changes in the early stages allows for better preparation for the meetings with the buyers, efficient coordination with contracted professionals and successful worksite management. A client sheet and file are created for each buyer prior to the meeting.
Afterwards, Clairoux devises a communications strategy that involves writing up an email, sending such email to the buyers, and establishing a meeting calendar. We offer services in French, English and Mandarin, and our cultural awareness translates into the swift development of colour renderings as needed. Such visuals enable buyers experiencing communication issues in one of these languages, or those who prefer email communications to in-person meetings, to get the full grasp of the three finishing options.
Meeting the buyers
Meetings take place in a professional yet laid-back atmosphere. Our condo personalization team is specially trained to guide buyers through this stressful step. Our team of designers explains the process and the options, and answers any questions, ensuring an enjoyable after-sales experience.
With their extensive know-how, our designers map out the buyer’s needs within the project’s framework. During the first meeting, our personalization team goes over the plans for the kitchen, the architecture and the electricity. The team presents the inclusions and sends buyer requests to the suppliers to confirm prices and modify plans. Once all the finishes are chosen, the buyer signs the sheet, receives a copy for his or her personal files, and we send another copy to the worksite.
Worksite
When the site supervisor receives the document of finishes, he or she gives a copy (without prices) to the contractors and to the developers for their files. During the project, a follow-up is performed by the Clairoux project manager with the developer and the builder to learn about the progress of the project and to fill them in on emerging trends in the choices of finishes. This information can be helpful to gain better insight into the buyers and their tastes, and to optimize the costs of certain finishing products. The project manager is always available to answer any questions.
Once the condo units are complete, Clairoux inspects them and verifies that the finishing products in place match those requested by the buyers. Reporting a very low deficiency rate in terms of the selection of finishes, buyers are satisfied with their condo, making it a win-win for buyers and real estate developers alike!
