YUL: A World-Class Real Estate Project in Montreal
Being a Project Caretaker
Around the world, all major real estate projects face the same challenge: efficiently coordinating condominium production without making mistakes. This step can make all the difference between a profitable or loss-making project, and satisfied or resentful clients. In Montreal, the interior design firm FX Studio Real Estate Development has developed unmatched expertise in managing the smooth completion of hundreds of units. Return on the YUL project.
When we caught wind of the world-class project planned by the Brivia Group, we immediately wanted to take up the challenge. Assuming the responsibility of coordinating unit production, FX Studio Real Estate Development took on the role as the project’s caretaker.
From the beginning of our involvement with the YUL project, we scrutinized many documents and plans to synthesize them and ensure that the vision of Brivia and the architects from MSDL would be fulfilled. An interactive form was created for meetings with buyers for easier reading at the work site with Magil Construction. The contractor and developer were therefore both relieved of the burden of coordination, which allowed them to focus their energies on what they do best: developing and building.
Our team subsequently created a design centre in the sales office, where we individually met with each of the 400 buyers. Our team of professional interior designers advised them in selecting their finishes in addition to taking the time to explain the unit plans’ details.
The client forms that we generate have legal value and serve as a contract between the developer and clients. They are also used by the construction team, which greatly reduces the risk of mistakes when customizing the units.
An International Touch in Montreal
Directly inspired by the three-letter code that identifies the Montréal International Airport, the YUL project has been intelligently designed to charm jet setters. The project combines the comfort of home with the luxury of major hotels. It has all the services that will establish its reputation: an indoor pool, spas, a lounge on the 38th floor and a private gym. The finishing products were carefully chosen to showcase the building’s refined architecture. Engineered wood flooring circulates heat and light from the windows in the curtain wall. Natural stone-inspired ceramics and mosaics from Carreaux Métro bring refinement into the bathrooms and shower rooms. Scavolini kitchens with integrated appliances and Caesarstone quartz countertops add a definitively European touch to this project that is definitely going to stir up a lot of conversation.
